Daman Projects: Accelerating a Premium Saudi Real Estate Brand
THE CLIENT
Daman Projects (مشاريع ضمان) is a major Saudi real estate developer behind some of Riyadh's most distinctive residential and commercial projects — including Albostaan Residence, a private 32-villa community in Diriyah, and the Icon Building, a landmark of modern architecture defined by its gleaming gold geometric exterior. Their portfolio sits at the premium end of the Saudi market, where architecture, location, and lifestyle aren't sold on price.
THE BRIEF
Daman didn't have a marketing problem. They had a marketing-leverage problem. Their developments were generating buzz, but most demand was flowing through brokers and word of mouth. The brand wasn't capturing buyers directly, and digital efforts were fragmented across vendors, agencies, and one-off campaigns. With Albostaan reaching launch readiness and a pipeline of new developments ahead, they needed a marketing engine that could match the prestige of their architecture and shorten the path from launch to sold-out.
THE STRATEGY
Real estate at this price point is a high-consideration, low-frequency purchase. Volume is the wrong metric. We rebuilt their marketing operating system around three principles: (1) Brand first, performance second — because a Riyadh family considering an 8-figure villa decides on trust and aesthetic before they decide on a deal. (2) Lead quality over lead quantity — every campaign optimized to a qualified-buyer profile, not a contact form fill. (3) Channel architecture matched to buyer journey — different developments, different segments, different stages of intent.
THE EXECUTION
• Brand & Visual System: Refined Daman's master brand and built a flexible visual system that lets each development (Albostaan Residence, Icon Building, future projects) maintain its own personality while sitting under one Daman umbrella.
• Content & Channels: Launched a unified content engine across Instagram, X, LinkedIn, TikTok, and Snapchat — each platform doing a specific job. Instagram for aspirational lifestyle imagery, LinkedIn for investor and corporate buyer narratives, TikTok and Snapchat for younger HNW segments and Diriyah-area awareness, X for project announcements and PR.
• Paid Acquisition: Built four parallel funnels — Meta Ads for narrative-driven brand campaigns, Google Search for high-intent buyer queries ("villas for sale Diriyah", "luxury apartments Riyadh"), Performance Max for cross-network discovery, and TikTok Ads for younger affluent segments. Every campaign mapped to a specific development with its own landing page, lead form, and qualification logic.
• Sales Enablement: Custom landing pages per development with virtual tours, floor plans, and embedded scheduling for in-person visits. WhatsApp Business integration so qualified leads could be handed to sales reps in seconds, not days.
• Measurement: Lead scoring tied to budget range, location preference, and development match. Weekly performance reviews with the Daman sales team to recalibrate creative, audiences, and bid strategy based on which leads were converting to actual tours and reservations.
THE RESULTS
• 32 Albostaan Residence villas shown within the first 90 days of digital launch
• 280+ qualified buyer inquiries delivered to the sales team in 6 months
• 41% of new leads now attributed directly to digital (up from <10% pre-engagement)
• 4.2x increase in branded search volume for "Daman Projects" / "مشاريع ضمان"
• 3.6x faster lead-to-tour conversion vs. legacy broker channels
• Cost per qualified lead reduced 47% from month 1 to month 6
THE TAKEAWAY
Luxury real estate marketing isn't about more impressions. It's about reaching the right family at the right moment with the right story — and making it effortless to take the next step. We didn't just run ads for Daman Projects. We rebuilt how their brand reaches buyers, so every new development launches into existing demand instead of cold-starting every time.
